Abstract:
The relevance of this study is determined by the need for an in-depth analysis of the structure of investment portfolios in Ukraine’s industrial parks, identifying imbalances and patterns in their formation, and substantiating directions for optimization to enhance the efficiency of investment resource use. The aim of the article is to systematize the methodological aspects of assessing the balance of an industrial park’s investment portfolio, conduct a comprehensive analysis of the structure of investment portfolios in Ukraine’s industrial parks, identify factors affecting their effectiveness, and develop recommendations to improve the mechanisms of investment policy formation and management in this sphere. In the context of industrial parks, an investment portfolio is defined as a comprehensive economic category that encompasses not only financial assets but also real investments. The structure of the industrial park’s investment portfolio has been analyzed. The investment resources of the industrial park have been systematized according to forms of ownership, intended purposes, sources, and time parameters. A methodology for assessing the balance of the industrial park’s investment portfolio has been proposed, which, unlike existing approaches, allows for determining an overall balance index for the industrial park, taking into account the limitations of initial data in industrial park conceptions. Integral balance indices of the investment portfolio were calculated for 20 industrial parks, and their distribution by balance level was presented. The resulting distribution indicates a heightened risk in the implementation of most projects. In the event of delayed government support or private financing, such projects show high sensitivity. These results establish the objective necessity for the systematic optimization of mechanisms for forming an investment portfolio to ensure its stability and the maximum efficiency in the use of investment resources.
