Abstract: This scientific article addresses the highly relevant problem of evaluating the impact of transport accessibility on the spatial differentiation of residential real estate market values within urban territories. The specific subject of this research encompasses the vernacular districts of the Saltivka residential area in the city of Kharkiv. The primary aim of the article is the development and application of a geoinformation approach for the integral assessment of pedestrian accessibility to public transport, alongside a detailed analysis of its influence on housing prices. The main research objectives include the spatial modeling of pedestrian accessibility zones to subway stations and ground public transport stops, the calculation of an integral transport accessibility index for each vernacular district, and the analysis of how these indicators affect real estate market values. During the research, a geoinformation approach was developed and successfully implemented using QGIS software. Based on open spatial data, a point layer of transport infrastructure objects ? specifically subway stations and ground transport stops ? was generated. Buffer zones of standard pedestrian accessibility to these stops were constructed, which made it possible to accurately determine the spatial coverage of transport infrastructure within each district. For the automation of spatial analysis and the quantitative assessment of transport provision, an original authors’ script in the Python programming language was applied. This enabled the precise calculation of the integral index for every examined area. The modeling results revealed the existence of a weak positive correlation between the integral index of pedestrian accessibility and housing costs. At the same time, a significant variability in property prices is observed within zones of high accessibility, which clearly indicates the multifactorial nature of the residential real estate market. The study proves the efficiency of applying GIS technologies to identify spatial pricing patterns in the housing market. The obtained results can be used for further studies in the fields of urban geoinformatics, transport planning, and real estate market analysis, as well as to support managerial decisions regarding the development of the city’s transport infrastructure.
